    Every one of these previously mentioned tracts have many possibilities, but some are markedly different depending on the tracts - their location, their topography and their proximity to water. As this project develops, if I am the only developer or should I have paying partners buying in, this developer will be centered around wise use of the land; a stewardship of this good earth, where the Natural Living of such will be accentuated, with access to water resources being stressed. At some level, depending on the need for my level of involvement, Tract S (not for sale as a tract, some lots will be for sale) will be brought to the fore and provided as an additional water access resource for this very unique neighborhood in the making.

    One could say that I have become enamored with these tracts after nearly 30 years of owning all or most of this land, and one could also add: That is a good thing, because, I want what is best for the land, the existing neighbors, and my family as well, as I intend to keep some of this property going forward. I am already planning to keeping a developed Tract S, except for the selling of some lots to defray the development cost, so that I can manage the water access. I am also intending to keep Tract F, for now, because it is perfect for businesses that both need road frontage visibility and quiet (surrounded by timber for perpetuity on all boundaries that are now road frontage, or Tract C and E). Tracts Q and R are pulled from the market because of their cost of accessibility, and their their sense of solitude and beauty bordering the western flank of Calf Creek. Plus, As soon as I sell one, two or three Commercial Corners, I am pulling the remaining one or two Commercial Corners for future development ... Of course, if I sell all four at one time with some adjoining tracts, I could be talked into it.

    This is the program for now: The property planned, packaged for purpose with discounts as incentive. With the developer taking an active interest in that plan, the project's viability, and as a neighborhood of good stewards toward a natural process of living close to the Earth. I will make this work.
